SiteGaps IQ™

Our site score prediction model.

Drawing on our background in data science, we produce tailored demand reports calibrated to your portfolio, scoring a new location against your best stores and delivering a defensible forecast you can take to the board.

What you get

What SiteGaps IQ™ uncovers.

One clear read on a proposed site, every number benchmarked against your own network.

The forecast

Predicted year-one trading

An estimated average weekly turnover for the site's first year, from the SiteGaps model.

  • Average weekly turnover across the first 12 months
  • Modelled on your network's actual trading
  • New sites returned within 48 hours once trained

The benchmark

Scored against your stores

Every variable shown site versus network, so you can see exactly where this location sits relative to your best performers.

  • Catchment, exposure, access and competition
  • Each dimension graded out of 100
  • Site versus network on every variable

The reasoning

Plain-English why

A clear reason behind each score, from traffic count rank to competitor density.

  • A written justification for every dimension
  • The drivers behind each score named outright
  • Weighting learned from your stores, never hand-set

Sample scorecard

Each variable, examined.

See exactly what sits behind the number. Each of the four dimensions is graded on its own and backed by a written justification, every figure benchmarked against your own network. The weighting is learned from your stores, never hand-set.

Catchment

57/100OK

The 3km catchment holds 30,420 residents, nearly double the network average, but the age and occupation mix skews away from the brand's core value-QSR profile, which caps fit despite the strong population base.

Illustrative example for a fictional value-QSR site. Your report uses your own network as the benchmark.

The process

How it works

01

Share your sites and network

The proposed site (or shortlist) plus your existing store list and sales, so the model has your network to learn from.

02

We train and run the model

The SiteGaps IQ™ model trains on your network, which takes around two weeks, then scores each site across the four dimensions and forecasts its first-year trading.

03

You get the report

A tailored Year-One Trading Forecast you can take to a board, investor or franchisee. Once trained, every new site you request is returned within 48 hours.

Engagement

One site, or a whole network

Whichever way you work, your tailored data room is included.

A single site

We analyse a proposed store on its own, scored across the four dimensions with a year-one trading forecast.

A whole network

We develop a larger network plan, ranking and sequencing multiple sites across your rollout.

After a different format report?

We've produced both short and long-form needs' assessments for a range of different sectors, such as food and beverage to national gym operators.

The reports we offer

Where your network isn't yet, and should be. We map demand across a region against your existing footprint, then rank the gaps by the size of the opportunity, so expansion planning starts from evidence rather than a shortlist someone already had.

How much of a proposed site's drive-time trade area is already served by your own stores. We build a drive-time catchment for each location and report the share of demand that overlaps, using the Esri demand-apportionment method, so you can see what a new opening would take from the network.

Who else trades in the catchment, how densely, and where the category still has headroom. Competitor sites are mapped by brand and format, with proximity and density scored against the demand the trade area actually holds.

If the question doesn't fit the formats above, we scope it with you. Past work spans both short and long-form needs' assessments, across sectors from food and beverage through to national gym operators.
